MINUTES OF THE EUREKA CITY PLANNING & ZONING COMMISSION
November 15, 2007

 

The meeting was called to order by Mick Simenc at 7:00 p.m. Present were Wertz, Hinnen.  Mr. Cuffe and Mr. Knepp were absent.  Also in attendance were Scott Punke, Mayor, Tim Meiss, Chuck Staley and Tony Dowiatt.

 

The minutes were moved for approval by Mr. Hinnen, second Wertz with the change in paragraph three after “half” add “foot” and in the next sentence after “consider” remove the word favorable. All voted yes.

 

The hearing was opened and held for the variance from Tim Meiss requesting a variance on the side yard requirement of six feet to four and one-half feet.  Mr. Meiss met the requirements for notification with the posting of signs and notification delivered to the neighbors.  It was moved by Hinnen and second by Wertz to approve the variance request from Tim Meiss to allow the variance to reduce the side yard from six feet to four and one-half feet.  All voted yes.

 

The hearing on the final plat for the Eureka College thirty-five acre development was held. The commission members reviewed the plat and had several changes.  The spelling for St Lukes “Congregation” was incorrect.  With the removal of three lots from the original preliminary plat there were two lots too many in the subdivision designated as R-2.  The annexation agreement stated they were allowed no more than fifty-percent as multi-family.  Lots three (3) and four (4) would be changed to show zoning as R-1 single family residential. The members also wanted James Street shown as a dead end to the West next to Dickinson Lane to be extended and paved to James Street.  There would be no requirement for curb in this thirty foot section of street extension for the subdivision. The Commission felt there needed to be an entrance/exit at this location.  It was moved by Hinnen, second by Wertz to accept the final plat with the changes as stated and to make recommendation to the Council for approval.  All voted yes.

 

The preliminary plat Roger Brandt for a subdivision within the City one and on-half mile jurisdiction was tabled.  There was no one present to discuss the plat.

 

It was moved by Mick Simenc to adjourn the meeting.
